Our Services
Federal historic tax credit
A 20 percent federal tax credit that is administered by the National Park Service and Internal Revenue Service. Since 1985, 43,000 income-producing properties have utilized this tool for $131 billion in historic rehabilitations.
Secretary of interior's standards for rehabilitation
Rehabilitation projects deemed eligible as certified historic properties must comply with The Secretary of the Interior’s Standards for Rehabilitation in order to receive any federal or state historic rehabilitation tax credits. Our extensive knowledge of these design requirements makes us an integral part of the team.
State historic tax credits
Combined with the federal program, some projects can receive up to 45% in tax credits for rehabilitation costs when utilizing state programs. Currently, 34 states have their own legislation and the MHA team is well-equipped to navigate each program..
advocacy for historic tax credit policy
MHA's experts are engaged in the advocacy of the historic tax credit programs. Our experts have been asked to assist in writing state legislation and are leaders in the Historic Tax Credit Coalition that advocates at the federal level.
National register of historic places nominations and local landmarks designations
In order to receive federal and some state historic rehabilitation tax credits, the property must be listed on the National Register of Historic Places, a program administered by the National Park Service. Additional local landmarks designations may be required for local tax abatement programs.
due diligence
Preliminary considerations of historic tax credit requirements for a project help to plan for a successful rehabilitation that meets funding goals and anticipate realistic timing.
Our historic tax credits have made the preservation of our older buildings not only a matter of respect for beauty and history, but of course for economic good sense.
